Job Title: Quantity Surveyor
Location: Chessington
Hours: 8am-5pm (40 hours per week)
Salary: Competitive plus Pension
 
Must be fully degree qualified with a minimum of 5 years experience.
 
PURPOSE:
To carry out commercial tasks within the branch.
 
REPORTS TO:
Branch Manager and Area Commercial Manager
 
SUBORDINATES:
None
 
KEY RESPONSIBILITIES:
Commercial Ownership
• Take full commercial responsibility for allocated projects, including cost control, value maximisation, and risk management
• Prepare, manage and present CVRs and cost forecasts with accuracy and accountability
• Identify commercial risks and opportunities and implement mitigation strategies
 
Valuations & Cash Flow
• Prepare, submit and agree monthly valuations with clients
• Lead valuation reviews internally prior to submission
• Manage cash flow and ensure timely payment in line with contract terms
• Actively manage and reduce debt and debtor days
 
Contract Management
• Administer contracts (NEC / JCT) including notices, CE’s, and EWN’s
• Ensure all contractual entitlements are captured, submitted and agreed
• Lead final account negotiations and close-out
 
Variations & Change Control
• Price, submit and agree variations with supporting records
• Lead commercial discussions with clients on change events
• Ensure robust record keeping to protect entitlement
 
Procurement
• Manage subcontract procurement from enquiry to order placement
• Negotiate terms and pricing with supply chain
• Produce and manage subcontract agreements Cost Management
• Monitor project costs against budget and forecast
• Produce cost-to-complete and challenge site performance
• Provide clear reporting on financial position and margin Site & Operational Interface
• Work closely with Contracts Managers to drive commercial performance
• Challenge programme impacts and drive efficiency
• Ensure site records (labour, materials, delays) support commercial position
 
Reporting
• Produce accurate monthly reports including CVR, forecasts and risk registers
• Maintain audit-ready commercial records
• Ensure design changes are captured and costed
 
KNOWLEDGE & EXPERIENCE OF POSITION HOLDER.
• Degree qualified in Quantity Surveying or equivalent; working towards or accredited with RICS (desirable)
• Strong working knowledge of NEC and/or JCT contracts, including change control, valuations, and final accounts
• Proven experience managing project commercials from procurement through to final account
• Strong understanding of CVR, cost forecasting, and cash flow management
• Experience in subcontract procurement, negotiation, and supply chain management
• Ability to interpret drawings, specifications, programmes, and assess delay/variation impacts
• Good technical awareness of construction methods and compliance requirements (e.g. fire, warranty standards)
• Proficient in Excel and commercial reporting systems
• Strong communication skills with the ability to lead commercial discussions and challenge where required
• Proactive, commercially aware, and capable of managing multiple projects independently
