Title: Pre Construction Manager
Location: Hull, Leeds & Manchester
Hours: 40 (Mon-Fri 8am to 5pm, 1 hour lunch)
Salary: Competitive +Car Allowance +Bonus +Pension

BDM experience essential, position would suit a graduate with a Construction based qualification, must be willing to travel between Hull, Leeds Independent worker, must have excellent Maths, English & Communication skills.
 
PURPOSE:
  • To manage the North East / West area to create new opportunities and business to achieve margin objectives in our traditional business.
REPORTS TO:
  • Commercial Director

KEY RESPONSIBILITIES:

  1. To develop and implement a/an area business plan in order to achieve objectives and margin regional targets.
  2. To manage an existing pipeline of tender opportunities.
  3. Manage the bid process, assemble, formalise, submit and present bids & lenders.
  4. Liaise with the relevant Branch Manager/Estimator on the margin potential.
  5. Develop and maintain an effective project quote and specification tracking and communication system.
  6. Liaise and exchange information with Suppliers representatives to enhance business opportunities.
  7. Liaise and co-operate with the relevant Branch/Head Office staff to ensure that customer service requirements are exceeded.
  8. To acquire new Clients and business relationships, including end users that own their premises.
  9. To promote whenever possible group products.
  10. To develop new, and maintain existing, Council approved status.
  11. Undertake sales/technical CPD presentations as necessary to Clients/Surveyors and other key decision makers to acquire business.
  12. Provide site surveys, technical advice/guidance and prepare proposal specifications for prospective customers/projects in conjunction with relevant Branch staff.
  13. Liaise with Contract Manager at order stage and during Contract as required to ensure the smooth running and profitable outcome of contract.
  14. Analyse market intelligence and report on competitor activity/information and advise on appropriate actions.
  15. Maintain customer-focused philosophy through a commitment to continuous improvement.
  16. To implement Company policy at all times.

AUTHORITY LIMITS:

  1. Pricing policy to approved contractors/projects.
  2. Approved Client/Contractor selection.
  3. Key customer targets/selection.
  4. Time management/journey planning in pursuit of objectives.

KNOWLEDGE & EXPERIENCE OF POSITION HOLDER

Incumbents need to be articulate, numerate and demonstrate competence in:

  • Adaptability/Business Awareness/Detail Handling/Initiative/Planning and Organising/Presenting
  • Experience of the building and construction industry would be beneficial/essential.
  • General computer awareness.
